“Legoushi Supply Chain,” a domestic cross-border e-commerce company whose primary business involves the two-way flow of goods between China and Japan, is making this investment to expand its local warehousing and distribution network in Japan. The target property is a single-story logistics and warehousing facility located in Nerima Ward, Tokyo, with a gross floor area of approximately 850 square meters and 20 parking spaces. The previous owner was a small local Japanese logistics company that sold the asset due to business downsizing.

It is reported that the transaction amount was 120 million yen (approximately 5.8 million RMB), paid entirely in cash. The property will be converted into an “e-commerce fulfillment center and temporary sorting hub” to serve delivery needs in northwest Tokyo and the surrounding areas of Saitama Prefecture, with operations expected to begin in August 2026. A company representative stated in the report that logistics costs for cross-border e-commerce in Japan remain high; acquiring local warehouse space can shorten delivery times (from the original 3–5 days to 1–2 days) while avoiding the risk of rent fluctuations associated with leased properties. This represents a transitional attempt to shift from “asset-light operations to an asset-heavy strategy.”

The Nerima Ward Chamber of Commerce and Industry noted that transactions involving small-to-medium-sized logistics properties have been on the rise in recent years. Chinese private enterprises tend to favor smaller properties that are “conveniently located and easy to renovate,” with transaction cycles typically kept within three months—offering greater flexibility than large real estate developers.
